Your ADU is built and permitted. Now it's time to find a tenant and start generating income — or house a family member. Here's what Ashland landlords need to know.

What can you charge?

Ashland does not currently have rent control for ADUs. Market rents in Ashland vary significantly by size, location, and amenities. Research comparable rentals on Zillow, Craigslist, and local property management sites before setting your price.

  • Studio/1BR ADUs: typically $1,200–$1,800/month (verify current market)
  • 2BR ADUs: typically $1,600–$2,400/month (verify current market)
  • Furnished or short-term: higher rates, additional licensing required

Know your rights and responsibilities

  • Lease agreements

    Oregon requires written rental agreements for tenancies longer than one year. Even for month-to-month tenancies, a written lease protects both parties. Include rent amount, due date, late fees, pet policy, and maintenance responsibilities.

  • Security deposits

    Oregon limits security deposits and requires specific handling. Deposits must be returned (with itemized deductions) within 31 days of move-out.

  • Tenant screening

    Oregon's fair housing laws prohibit discrimination based on race, color, religion, sex, national origin, disability, familial status, marital status, source of income, and sexual orientation. Use consistent screening criteria.

  • Eviction

    Oregon has specific notice requirements and just-cause eviction rules. Do not attempt to remove a tenant without following proper legal procedures.

Thinking about Airbnb or VRBO?

Short-term rentals (less than 30 days) in Ashland require a separate City of Ashland Short-Term Rental license. There are limits on the number of STR licenses issued and specific operating requirements.

Consider renting at below-market rates

Ashland has a documented need for workforce and affordable housing. Renting your ADU at below-market rates — even 10–20% below market — can make a real difference for local workers, teachers, and service employees. Some future programs may offer incentives for affordable ADU rentals.
