Step 5 of 8
Find Financing for Your ADU
Most Ashland homeowners finance their ADU through a combination of home equity and a construction or renovation loan. Here's what's currently available — and what to ask each lender.
Financing products, rates, and program availability change frequently. The resources below were verified as of August 2026. Always confirm current terms directly with each lender or program. RogueADU does not endorse any specific lender and does not offer loans or grants.
Run the numbers first
The Ashland ADU Calculator models project cost, loan need, qualification limits, rent, and monthly cash flow — with editable Ashland assumptions including City energy incentives, SDC estimates, PacWall kit pricing, and address-level BLI screening. Planning assumptions reviewed August 7, 2026.

Match the product to your project
Detached or major conversion
Construction-to-permanent or renovation financing. Columbia Bank and Rogue CU expressly advertise ADU-eligible products. First Community, Banner, First Interstate, and Evergreen offer related products whose ADU rules need confirmation.
Equity-rich homeowner
HELOC or home-equity loan. Useful for a conversion or defined construction budget, especially when preserving a low-rate first mortgage matters. Rogue, First Community, Banner, KeyBank, U.S. Bank, and Peak advertise equity-based products.
Small conversion or funding gap
Unsecured home-improvement or personal loan. Avoids a lien but generally carries shorter terms and higher payments — a poor fit for a large detached build. Some banks offer smaller unsecured products.
Limited equity or income
Standard products may not count enough future rent or completed value. A locally supported pilot could combine feasibility help, a reserve, subordinate capital, or an affordability commitment. No such Ashland-wide product should be assumed until launched.
Ready to apply for a permit?
Once you have a financing plan in place, the next step is submitting your permit application to the City of Ashland.
