With your permit in hand, construction can begin. Here's what to expect during the build phase — and how to set your project up for success.
Hiring the right contractor
RogueADU does not currently maintain a vetted contractor list. The resources below can help you find and evaluate contractors. Always verify licenses, insurance, and references.
Verify Oregon CCB license
All Oregon contractors must be licensed with the Oregon Construction Contractors Board (CCB). Verify any contractor's license before signing a contract.

For a project of this size, get at least three written bids. Make sure each bid covers the same scope of work so you can compare apples to apples.
Check references
Ask for references from recent ADU or addition projects in the Rogue Valley. Visit completed projects if possible.
Review the contract carefully
Your contract should specify scope, schedule, payment milestones, change order procedures, and warranty terms. Consider having an attorney review it.
Construction phases for a typical ADU
Site preparation
1–2 weeksGrading, excavation, utility trenching, and foundation preparation.
Foundation
2–4 weeksConcrete work, inspection, and curing time.
Framing and rough-in
4–8 weeksStructural framing, roofing, windows, and rough mechanical/electrical/plumbing. Multiple inspections required.
Insulation and drywall
2–4 weeksInsulation inspection, drywall installation, and finishing.
Finishes and final inspection
4–8 weeksFlooring, cabinets, fixtures, paint, landscaping, and final City inspection. Certificate of Occupancy issued.
Total construction time for a new detached ADU: typically 6–12 months from permit issuance.
Tips for a smooth build
Communicate in writing
Document all decisions, change orders, and approvals in writing. Email is fine. This protects both you and your contractor.
Stay on top of inspections
Inspections must happen at the right time. Work with your contractor to schedule them promptly — delays cost money.
Budget for surprises
Even well-planned projects encounter unexpected conditions. Keep 10–15% of your budget in reserve.
Construction complete? Time to rent.
Once you have your Certificate of Occupancy, your ADU is ready to rent.
